## The payout trio

Landlords raised guidance and dividends across nearly every kind of property in the same week, and the payouts came with operating numbers to back them. Simon Property Group, Regency Centers and Iron Mountain all lifted their full-year outlooks and their dividends. Healthcare, hotel, billboard and office landlords raised guidance too. The message from the filings is that rent growth is still converting into cash — though one apartment landlord's flat same-property revenue shows the limits. Simon, the mall owner, reported real estate funds from operations of $1.277 billion for the third quarter and raised full-year guidance to $13.30 to $13.40 per share. Its board declared a quarterly dividend of $2.30 per share, up 4.5% from a year earlier. Occupancy at its U.S. malls and premium outlets was 96.5%, and retailer sales per square foot rose 14.8% to $852 over the trailing twelve months. Regency Centers, which owns grocery-anchored shopping centers, reported Nareit funds from operations of $1.23 per diluted share and raised full-year guidance to $4.86 to $4.88 per share. It increased its quarterly dividend 6% to $0.80 per share, grew same-property net operating income 5.1%, and started $101 million of development projects in the quarter. [cites: 1793913119843547456, 1793917196255063325]

Iron Mountain, the records and data-center landlord, reported revenue of $2.0 billion, up 13.5% from a year earlier, with record adjusted EBITDA of $748 million. It signed 102 megawatts of new data-center leases in the quarter and raised full-year revenue guidance to $7.95 billion to $8.02 billion. Its board raised the quarterly dividend 15% to $0.993 per share. The company says its data center, digital and asset lifecycle management businesses together grew more than 30%. American Healthcare REIT reported normalized funds from operations of $0.58 per diluted share, with total portfolio same-store net operating income up 13.8%. It raised full-year guidance and disclosed $1.69 billion of acquisitions in its SHOP senior-housing segment, alongside a leadership reshuffle that made Jeff Hanson chief executive in addition to chairman. ## Hotels and billboards joined in

Hotels and billboards joined in. Chatham Lodging Trust reported revenue per available room of $161, up 8% from a year earlier, with adjusted funds from operations per share up 31% to $0.46. Its four Silicon Valley hotels grew revenue per available room 23% to $174. Lamar Advertising reported net revenue of $624.5 million, up 6.6%, and net income of $165.0 million, up 14.5%, and raised full-year adjusted funds from operations guidance to $8.87 to $8.97 per share. The company attributed the sales growth to demand from national customers, its digital platform, and political spending. [cites: 1793888138389458635, 1793879626316880346]

## The flat spots

Not every landlord shared the momentum. Camden Property Trust, the apartment owner, reported core funds from operations of $1.71 per diluted share and updated full-year earnings guidance to $9.42 to $9.46 per share, but same-property revenue was flat, down 0.1%, even with occupancy at 95.6%. Camden sold its California portfolio for about $1.6 billion in July and bought three apartment communities in Tampa and Charlotte for $305.2 million in the quarter. Hudson Pacific Properties raised full-year core funds from operations guidance to $1.15 to $1.21 per share, with office occupancy up for a fifth straight quarter to 85.6%, but still reported a net loss of $218.1 million for the quarter. [cites: 1793914468637723780, 1793887787886431486]

## What it means

The pattern is worth more than any single payout. Guidance raises clustered in the same week usually mean managers are seeing the same thing in their leasing pipelines — and here the raises span malls, grocery centers, senior housing, hotels, billboards and data centers. The watch item is Camden: flat apartment revenue against rising payouts elsewhere suggests the recovery is property-specific, not universal. If leasing momentum holds into year end, the dividend raises look like the start of a payout cycle. If it fades, the raises will look premature. [cites: 1793913119843547456, 1793917196255063325, 1793879382574206607, 1793914468637723780]

## What is still unresolved

- Whether American Healthcare REIT closes the $1.0 billion investment pipeline now subject to market conditions.
- The timing of Camden's remaining $247.9 million share repurchase program.
- The effect of a large lease expiration on Hudson Pacific's future occupancy.

## Decision card

- **Useful for:** Bankers tracking REIT payouts and guidance; Professionals watching the property cycle
- **Not for:** Anyone looking for a single-property investment case
- **Compare against:** Camden's flat apartment revenue against Simon's 96.5% mall occupancy

1. **Get a Synorb Key.** Click Generate Free Agent Key at https://synorb.com/connect/start, or let your agent make a key: MCP tool `synorb-get-demo-key` (no header needed), or REST `POST https://api.synorb.com/api/connect/demo-key` with a JSON body such as `{"client":"your-agent-name"}`. The key is the `api_key` field of the answer. Save the key. The 72 Hour Agent Demo key needs no email. It lasts 72 hours and can pull up to 25 Manifests. It includes 5 Beacons; all of them are starter Beacons.
2. **Read each cited Manifest by id.** REST: `GET https://api.synorb.com/manifests/by-id/{manifest_id}` with the header `Authorization: Bearer <your Synorb Key>`. Ids are strings; do not parse them as numbers. The reply holds the source, the Signal (claims) and the Brief.
